Cheers Cheers hello folks and welcome to the Randall and Diane bro pickle lady show it’s a pickle lady hour pickle lady hour that’s not really an hour eight minutes eight minutes 30 eight minute show pickled eight minutes of the piccoloo show that’s us we’re Punchy because today we’re going to talk about something that was kind of fun a lot of fun a lot of fun a lot of yeah Brew Fest is back yeah so Brew Fest is Back we went to the Brew Fest uh they have a brew fest it’s in June in uh in Prescott they hold it at I guess it’s a middle school football field they hold it on yeah they used to do hot air balloons they didn’t have Hunter balloons but they did have a live band they had a Features live band and that was fun and they must have had at least 25 booths oh 28 probably double that more than that yeah and so you buy your tickets and you go it’s in the evening so the weather’s perfect oh it was beautiful it was so nice and you just go and you can go from Booth to booth and just try all these different local uh local boys pretty local we’re sort of regional oh yeah Regional yeah some of them are for like uh Southern California which isn’t that far away from us uh pretty much anyone in Arizona is going to be there some amazing beers we’ve got some amazing beers amazing wineries here too believe it or not the best of show in my humble Best of Show opinion was a and I put it I’ll have to I’ll have to look them up but uh they did a uh Bourbon Barrel Scottish ale they were from Lexington oh is that what you bought uh Kentucky yeah so we had a good time and then you bring your chair and you can sit down and listen to music yeah yeah so um anyway COVID Hiatus it’s been a great time thing uh we used to go to it and then covid you know put a kibosh on it I think this was the first one since covet no did they do it last year they might have done it live we didn’t do we didn’t go last year but it’s coming back it’s coming back stronger than ever great time so if you’re thinking about moving to Prescott or you’re new to Prescott are you looking always coming in June ask us about Brew Fest and uh we’ll hook Randal’s Chatty you up somebody’s chitter chattering today that’s very you’re very chatting when we’re talking about beer man we’re very adamant beer and dogs beer and dogs I won’t say another word yeah you carry trying to get a word in Edgewater hey you go ahead anyway so if you’re here mid-june always try to make it around the Brew Fest it’s a lovely time right yeah I think we had some clients that met us there no doesn’t it I remember we were supposed to I remember if they showed up or not I think they did they might have yeah we had a good time so it’s uh we always Prescott Events have lovely events here in town all the time and now that covet is lifted we’re opening back up again and just having all of our events are starting up again it’s it’s just great it is it’s great absolutely wonderful so we hope maybe next year in June we’ll see you at the bridge that’s right particularly our our Better than Southern AZ listeners in Southern Arizona yeah yeah it’s it’s already hot down there in June uh if you’re looking for an escape in June that’s a good time to come up it’s lovely evening evening weather here in summertime 70s it was perfect it was perfect perfect so anyway we hope next year maybe in June we’ll run across here yeah yeah yeah you see us come over and uh you know we’ll uh we’ll uh share a beer with you Wind Down absolutely so just wanted to share about Brew Fest and what a good time it is and how much we enjoy it every year yeah so hope to see you soon and uh we’ll have a beer like you yeah absolutely cheers cheers bye

good afternoon good afternoon folks hi hi hello hello Bonjour you know all those things that’s right multilingual there you go she’s the pickle lady I am this is a pickle that’s right Diane and Randall bro here coming to you uh your local Friendly helpful Realtors here in Prescott Arizona and we are here to talk about sometimes it’s the bane of my existence it makes me take a deep breath yeah so we’re here to talk today about solar solar can be a four-letter word yeah in my world all right so first off solar is available here uh some of the newer construction homes come with solar uh for the most part when people come from Why So Little? other areas where there’s a lot of solid they’re surprised there isn’t more of it there isn’t more of it right they’re like how come most of the houses here don’t have them well here’s the thing um our utilities are quite inexpensive yeah uh our electric bills are not super high like in some other areas of the country and people are getting these Sky High you know 900 electric bills it just doesn’t happen here so the financial component of solar is not that compelling here the people they do solar It’s Green, But… they’re for the most part it’s to be green uh absolutely most people here who do it now Phoenix absolutely they meet solar they’re running that AC constantly we don’t have a three-digit temperatures so we don’t have to run our AC we’re not running at 105 like it is down in the valley yeah that’s right um it’s very temperate temperatures here especially during summer it’s just not that bad we might get in the 90s you know and then you know uh it cools down to the 70s so we’re not really hitting that AC so hard that solar would be a positive thing we have the sun form but it the energy that it produces is a war as much as that’s right energy produced in other areas and Owned vs. Not so now I love own sonar I will say that ohm solar if you want to put solar on and you really want to help the environment and I appreciate that and I honor that I think that’s a beautiful thing and you pay it off I love it even more but if you put solar on and you take a sixty thousand dollar loan to have uh solar installed uh you should know most people who buy your in the future who might want to buy your home are not interested in assuming that loan yes most people are like I don’t want to pay how much did you pay it down ten thousand yes I don’t want to buy a 50 000 solar system I don’t want to take over this lease and I don’t want to pay it off so you’ve had sellers in their 80s and they they take out you know a 30-year yeah you know lease on solar it’s like what do you thinking and that’s not yeah well somebody is somebody’s not you know yeah they’re doing a sell job yeah and so it’s very important and so it can be a real deterrent to potential When it’s a Deterrent buyers yeah so what’s your name yeah unless you can find a buyer first of all you to find a buyer is willing to do it you’ve cut your buyers at least in half yes uh because they’re going to have to take over the lease and a lot of them they worry about you know the roof Other Worries and was it installed properly that’s right you know is it going to be damaged if they remove it and so you’ve got it opens up a whole can of worms it does um particularly if it’s leased and they don’t want to take over the lease you have to remove it it it can be a real nightmare if it sleeps we have yet to work with a lease company that makes that process fast easy yeah it’s a pretty it’s a grueling process a grueling process so if you are thinking Pay it Off about doing solar at least here in Prescott yeah pay it off pay it off because yeah yeah you’re probably going to end up having to pay it off when you go to sell yes anyway just the buyers that’s true most of the buyers will say okay I’m interested but I don’t want to take this on they have to pay it off yeah so be prepared if you were thinking about putting solar on your house here in Prescott uh there’s a lot of pros and cons Pros and Cons so the pros are I mean if you get it and you pay it off then you have you know what 60 dollar bills or less way less that can be a great thing that’s it can be yeah it can be a very good thing now some of the buildings of Mandalay in particular I know they’re doing solar in a lot of their new homes and you know that’s part of the deal it’s part of the package and it’s owned you know you’re not you’re not uh leasing it separately so you’re not going to have that same the same number of issues but our advice When it’s a Benefit is if you’re thinking about doing solar make sure you pay it off and then enjoy all the perks and the Beautiful benefits of uh owning your own solar and then if you ever have to sell your home it’s a real positive for incoming buyers yes they don’t want to lease it though they don’t want to lose it but you’re going to get all your money back but that’s when we’ll go for a premium if it does have solar absolutely and we’re saying this is and it’s owed yeah and it’s on this is 2023 uh solar technology is improving all the time that’s right you know they may come up with something that changes the whole aspect the the costs and all this so this may change but as of now given the technology that’s in place if it’s a new home and Retrofitting they’re incorporating solar as part of the package that’s okay that that’s a pretty good deal but if you have a home and you’re thinking about retrofitting I would I would discourage that yeah just just looking at this from the point of view of a realtor right it makes your home harder and trying to resell yeah for sure for sure so that’s our little tit solar yeah not again solar I think solar is amazing yeah I think solar is great and by the Diane Beats Lease Companies way if if you do have a home that is leased it has lease on solar there is no one better on the planet than bulldogging the the lease companies to get them to do the thing in the pickle lady we just released her to you know release the dogs and uh let’s slip the dogs of war or whatever it is because she goes after him and she is Relentless yeah they hate me but uh it’s not a pleasant it’s not a pleasant uh yeah happening for anyone so no so keep that in mind solar can be a very positive thing if it’s owned otherwise I don’t know yeah so that’s our tip of Wind Down Introduction hello hello hello hello peeps this is Diana Randall bro your friendly local Prescott area Realtors and she’s pickle Eddie I am the pickle lady she’s full of pickles sometimes sometimes all right so Sad Story this episode we have something sad to talk about it is it was a very sad story you might have heard it it made national news a very fine gentleman of one of our local prescottiians was building a beautiful cabin up in the remote section of the mountains and unfortunately a bear came and got it it’s acting Joe by bear yeah totally unprovoked it’s a very unusual thing to happen especially with a male bear not quite sure what uh set him off um but we just wanted to put the word out there that when you hear Prescott don’t think we’re you know uh up and up in the mountains we’re not full of bears we’re not full of bears our thoughts and prayers go out to him our condolences got him and his family obviously this is a tragic event and we certainly don’t want to make little of this no and uh I mean there was a bear attack in Prescott Prescott Size let me explain what in price kit means so in Prescott in this case means the within the Incorporated area of Prescott now just so you’ll know if you go to the extreme north of the Incorporated area of Prescott and you drive without traffic so you know my Californians this isn’t about traffic you know you just there’s no traffic you drive to town it will take you the like 30 minutes to get to town and then if you proceed South uh you can drive another 40 minutes or so until you hit the South Boundary so this occurred on the South Boundary the South Boundary eventually get you get to the Bradshaw Mountains this was on the other side of the Bradshaw Mountains Not in Town essentially so a very remote area it is more remote so we didn’t want you to feel like oh my gosh if I’m around the town square or there’s going to be coming out yeah um I will never say never yeah but odds are no that will never happen unless you’re way up you know if the head bears in town they’d all be at Costco I think picking up the salmon there or something that’s right absolutely making it easier we really don’t have Bears or things like that yeah in the town this is a Remote Areas very remote area uh we rarely go up there from time to time we have somebody who wants us to go look at something I’ve broken an axle you should be aware a lot of folks think I really want something remote where I can enjoy peace and nature and I don’t want to be around a lot which can be absolutely delightful and beautiful beautiful area it’s stunning but you should be aware that a lot of those roads are not paved it’s dirt roads you could get snowed in you could get the roads could get washed out because monsoons and rutted it’s very difficult to Traverse unless you’ve got it yeah your car can fall off the path like we did this is very remote people come they think I want something kind of that’s exactly what I want usually the Too Remote for Most everyone we brought up there that well this is tumorable this is way too remember so although it’s stunningly beautiful it’s kind of for uh special kind of people that that enjoy that and and can handle those kind of roads without any issues and most of those places are not winterized no so the people who are staying there for the most part are only there during the summer so these are more like camps these are yeah I mean if you get snowed in up Snowed In there it could be kind of like the shiny oh yeah yeah it’s good I mean you’re gonna be because you’re way more at the top of the mountain and that snow stays a long time I got stuck up there one time and I was told you know we’ll be there in six hours luckily after about an hour someone drove by who had a chain and pulled me back from somebody who lived up there and they’re like we got you we have all the equipment we’re used to this we’ll pull you out people are very friendly so you should keep that in mind uh Other Animals remote can be uh have some animals out there we do have mountain lions we do have Bobcats we have javelina we have Bears we have coyotes and in these remote areas these animals not the ones in town but the ones in the remote areas these are wild animals these are not they’re not being fed you know by cars that pass by and yeah in Yosemite Park or whatever right these these animals rarely see human beings so that’s right so um again it was a terrible unfortunate accident or event that had yes a neighbor a fellow neighbor heard and came out and and uh addressed it and yeah and so they have captured the bear but we just wanted to share that with you you should know if you decide to go into the more remote areas this could be something that’s you know out there and you know we do we’re kind of a little love country town and we have lots of Critters here you say you found you stay In Town on the golf course you know you don’t have to worry about being attacked while you’re teeing off it’s it’s no it’s nothing like that you know these these things go into the the media and the media tries to sell stories sometimes they can be misleading yes uh as I said before it is a fact he was in Prescott but uh the incorporate area right not downtown that is correct you won’t see any bears going around the square thank goodness thank goodness but uh anyway so we just wanted to share that with you we thought it was um kind of a terrible event that happened but we wanted to assure folks out there thinking about Prescott like wow is that really just like a remote Town yeah not really um you’d be perfectly fine here yeah now we can relate because we’re from New Orleans and that’s right A lot of times people go to New Orleans they’ll worried the alligators are gonna attack that’s right people have probably gotten attacked by alligators within the Incorporated limits of New Orleans but it can happen yeah I never say never yeah I Never Say Never Never Say Never yeah you’re gonna have some exotic dancer with an alligator or Bourbon Street you could you could yeah but she’s got a special Act [Laughter] yeah it happens I’m thinking about that but anyway so yeah keep this all in mind Prescott is Safe we just didn’t want you to feel uh this would be too weird you know it’s not your cup of tea it would be your cup of tea it’s awesome here it’s amazing you’ll love it you’ll love the the scenery everything but it’s pretty much yeah that’s another thing yeah so be aware we got the critters we got Critters so that’s our tip of the day Pinch Points

well good morning and hello hello hello Randall and Diane bro here coming to you from our beautiful little mountain town of Prescott Arizona uh I’m the pickle lady uh this is the pickle team um team of two her idea of teamwork is she tells she tells me what to do when I do it there you go that’s how it works that’s how it works that’s how it works keep telling yourself that here today to talk about pinch points pinch points all right so this is yeah yeah not that kind of pinch um this is a subtle staging tip yes a lot of people get wrong and it’s very important and it’s easy to fix it’s so easy to fix so easy to fix a lot of people like for instance me and herit grandfather clocks inherit Grandma’s sideboard and her Grandma’s Furniture this that and the other and they incorporate it with their existing and then things get a little tight in the house and so you come into the foyer and you’ve got two chairs and a and a table and this on the other and people are kind of going in sideways because they can’t quite maneuver around all those clocks and this that when you’re getting ready to sell weed some of that stuff up go put it in storage take everything out make it look almost as bare as you can yeah because Randall’s so right about this when you walk in your first impression you’re going through a foyer and if it’s really tight in there with you know pinch points like you can barely get through because of all the furniture um people leave with the impression gee that house is small yeah I really didn’t have a lot of room in there and it could be the furthest thing from the truth yeah um it could be quite big square footage yeah we see this all the time if you show as many homes as we do you see it again and again and again and it’s easy so ideally you reduce the amount of furniture make things look kind of sparse but honestly even in homes that don’t have that much furniture that are plenty you have ample space for everything that’s in there they just put the chair too close to the couch or the coffee table too close to the chair and they create a space that people can’t walk through easily yes the worst possible place to do that is in your foyer and just the other day we walked in a foyer and they had a seating area in the foyer why would someone sit in the foyer I don’t know why someone would do that unless they’re a dog and your dog dog doesn’t need a chair so we walk through the door and immediately we all had to scoop to the side yes to pass it and the home other than that was fine in plenty of space but it’s still left an impression in the buyer even said something about well that’s kind of cramped in here it’s cramped Russian sticks with them and it’s easy to fix just move the chair over a little bit look for Pinch points even if you can’t remove everything you don’t want to put it in storage and everything avoid the pinch points if you’re not able to avoid pinch points you have too much Furniture you need to remove things that’s it that’s it that’s it shortens venge points look pinch points get rid of your or just move it over a little bit or correct a little bit over and over a little bit so you can get on the sofa easily yeah keep in mind that people are going to walk around your coffee table they’re going to take paths that you might not take and if there’s any path that’s tight they’re gonna say it’s cramped it’s true that’s what we hear it all the time we hear it all the time so just try to divest yourself put it in storage move things around just have a better flow through whatever the flow is so important it’s all about flowing in and flowing in and flowing if they flowing easily that there’s a lot more chance of buying them that’s right all right so that is our tip for the day when you’re staging your house to go on the market pinch points pinch points so we got a whole bunch of uh staging and seller tips on our Channel you can look for those uh the place to find them if you don’t know where to go is pickle411.com that as our free information site we’re a buyer seller or somewhere in between there’s something waiting for you that will Amaze the sound delight and entertain you and it’s all free that is correct cost you nothing we aim to please put your credit card away we try to help nothing to buy Here folks all right so cheers we hope to see see you soon and uh show you around some hopefully emptied homes without any pinch points not any pinch points all right hope to hear from you soon take care bye

hi hello folks hello and hello Diane I’m Randall bro here coming to you live from Prescott Arizona we are I am the pickle lady we are your local husband and wife real estate team here ready will it enable to help you find your new home and start that next chapter and as I think we’ve indicated before Prescott Loves Dogs Prescott is a huge dog Town yep we know of what we speak we’ve got many dogs ourselves yep up to number four now okay yeah let’s not say the number because now we sound crazy well we sound crazy it’s really like two and a half because the pugs are old and they don’t do much now that’s right they’re just kind of warm and moist yeah yeah you can probably hear one of them snoring one of them but anyway so recently we had to go on a little trip and we wanted to give a shout out to a great new um Pet Resort yes and it’s called Wags Introducing Wags Wags w-a-g-s yes so I needed a place last minute everybody that I usually go to was booked and Wags was open so I Amazing Facility went out to tour it amazing amazing amazing amazing amazing great great facility down in Prescott Valley yeah we got a few pictures I’ll show you some of the pictures but they have one of the things that impressed me me and they had the big screen TV so you can see all the dogs playing you can see your dog playing they’re really good they’ve got all kinds of levels of you know regular kennels all the way up to the deluxe with the TV set for your dog and all that our two dogs stay together in one Our Experience nice kennel and they had a good time and they slowly but surely introduce them to other dogs for playtime and I think it did them a world of good to be socialized and it was just first class that’s how it really was you know as a Customized Approach business person I was so impressed with their sense of process so you walk in we had we have two dogs that were that we were boarding uh they’re puppies they’re about six months old and we tell them that okay puppy so there’s a process for puppies you know are they social well they’re a little shy there’s a process for shy you know and like introducing them slowly and it’s all systematized and they have sections for this small dogs sections for the big dogs and if you’ve got a dog that doesn’t get along with others they have a separate thing for them so you know even if you have a difficult dog they can still have a nice Pre-Assessment time there and they assess your dog yeah they insisted that we bring the dog all free of charge yes bring the dog in and we’ll spend some time with your dog and kind of learn what makes your dog tick and and so we brought the dogs over for a few hours and uh made sure that they you know weren’t going to attack other dogs and weren’t going to be so petrol they passed with flying colors I might say thank goodness which is good because we’ve had dogs in the past that did not so we were happy to hear that and just well well taken care of we got daily While Boarded reports on how their behavior was and a report card so to speak yeah so for all of our friends and clients out there who are new to the area and you’re looking for a place to safely you know put your dogs where you know they’re gonna have a good time and be happy Wags for us is number one so so clean Impressive All Around and sweet smelling yeah everyone was so nice and well informed I I was just very very impressed a great yard for them to play a great indoor yeah I mean it’s just everything is just done first class first class so if you’re looking for a place and you’ve got doggies and you’re moving here to Prescott don’t worry Wags will take care guys will take care of you a hundred percent we can’t say enough good things about them so that’s our little tale uh story about wax shake my tail if I could but I used to have a tail but I had I’m not that’s our tip for the day if you look Wind Down for tips the place to go is pickle411.com that’s our free information site whether you’re a buyer seller somewhere in between there’s something there waiting for you that will Amaze astound and form and Delight you and it’s all absolutely free that’s correct so hope to see you at Wags with your pups and I hope you’re having a great rest of your day bye bye

hi hi hello hello hello I am Diane bro this is my better half Randall bro I don’t know if I’m better I’m glad you said it but I’m local you know okay pick a lady on her side kick skunk Pig Randall I never said I say it Our Favorites who is to talk about some new restaurants to get into restaurants restaurants this one oops is I just built on myself is amazing it is in Prescott Valley so this is for all of my Prescott Valley friends you need to go to Ciao Bella yeah and even if you live in Prescott it’s not that far it’s not 15 minutes down the road Frankie Valli Concert so recently we went to go see Frankie Valli in concert amazing amazing he was great it was wonderful I mean it was just a huge sing-along yeah we had a great time um but it was down in Prescott Valley so Prescott Valley we decided let’s go to a restaurant nearby so we found Ciao Bella Ciao Bella wonderful wonderful wonderful food yeah very unique Italian I got some Mediterranean kind of Italian Dish he got some chicken I got a chicken thing Delicious Entrees with kind of a cream sauce on it it was amazing there were two of their most popular dishes the the waitress was very helpful with a fig reduction oh yeah yeah ask that the the waiters the wait staff is Waitstaff very helpful and very fast yes and uh the first time I went there I got fried Appetizers calamari it was good it was fried calamari and it’s hard to screw up uh I wasn’t that hungry the second time we went I got the uh I got the chicken thing yeah that chicken thing was good that chicken that was good as for the chicken thing yeah or the pork chop the chicken thing or the pork chops was amazing it was amazing with the Fig reduction yes so they have a selection Wines & Beers of wines uh and beers I think I drink mostly beer yep um you know we have a lot of really good Italian restaurants here I think this is number six seven uh Italian this is an Italian Town my friends this is you can get it so this is great if you’re down in Prescott Valley to have a nice local Italian yeah you’re not going to go wrong it’s amazing they were they were Great Setup wonderful great service yeah right off of uh Glasford Hill yep and uh easy to get to lots of parking lots of parking I was wondering not too long of a wait so we’re going to pass that on all my folks here in Prescott and Prescott Valley make sure you go check it out Ciao Bella good stuff wow I love it it was excellent it was absolutely excellent thinking about that pork chop yeah I’m thinking about the pork chop too yeah I didn’t even have the pork I know it was good it looked really good so please feel free to check them out yep um we promise you’ll enjoy it yeah that’s it that’s a good a good selection we always Wind Down enjoy the restaurants we got lots of restaurant reviews on our channel so check them out uh the place to find all that stuff along with a bunch of other stuff is pickle411.com that is our free information site whether you’re a buyer seller somewhere in between there’s something there waiting for you that will Amaze astound and form the light you and it’s all free and fill your belly and fill your belly check all right hope you guys are having a great day out there talk to you soon bye bye

hi hi hello hello hello oops Rattle and Diane bro here in the pickles Arizona here in Prescott Arizona you’re correct um we are here to talk about something I absolutely love I’m so excited about because I’ve lived in places where I didn’t get to enjoy this road construction road construction so road construction is always a pain in the butt yeah you got the cones and the flags and you know but if you were born New Orleans Roads and raised in a city like New Orleans you will appreciate road construction New Orleans is pothole pothole pothole uh nothing is ever fixed it just gets bigger and bigger and bigger until finally whole cars are swallowed up and then maybe they might yeah when they start losing citizens in the potholes that’s when they go out and they throw some asphalt on it that’s right so what Prescott Comparison we have found here it’s fascinating is after winter you know with the contraction of ice and this and the other sometimes the roads get a little rough get some cracks and things like that with that fail come springtime road construction videos they already have had it planned out um the mayor and his team sit down and they decide okay let’s let’s do our budget let’s get this handled and sure Spring Road Repairs enough the cones are already up here we are in the end of April uh roads are already getting repaved and spiffied up yeah after the winter season you don’t see a lot of road construction here that last year round or four years you know Comparison to Los Angeles when we drive into La they’re doing uh work on the uh the freeway it’s been going on for years that’s right uh and it never ends and you’re there it brings traffic to a standstill and you don’t see anybody working you know all day long not here they come not here they come they knock it out they go to the next phase wherever they’re working um and it’s very nice it’s very uh no potholes here yeah it’s very unique for us we love it I’m like wow this is amazing they take care of business yeah so if you come here now like March April uh you will see our roads at their absolute worst if there’s a crack in the How Cracks Appear road what happens is water gets down in the crack and it freezes overnight and expands makes the crack bigger so Winter’s here tear up roads so they don’t do a whole lot of construction during the winter because it’s useless it’ll just tear it all up that’s right so starting in early spring they’ll jump on it and start and they do just a great job they do so it’s it’s just when I Progress is Good! think oh wow this road is really rough the next day without fail there they are there they are working on it so it’s very nice to be in a progressive town that looks ahead at what could be happening and what they’re going to have to address and actually expressive is kind of a loaded term and they actually do it they actually do it they make progress they make progress you made progress and I’m happy to be the recipient that’s exactly right having come from a town in New Orleans where it’s nothing but potholes now we’re the only crazy people who smile when we go through Road constructions but taking care of business if you live without it for a while you you’ll love it so that’s our little tip about road construction here don’t get thrown by it we just keep on top of things here and keep our little town running smooth like a top that’s exactly right that’s except for the day if Wind Down you’re looking for more tips the place to go is pickle411.com that is our free information site whether you are buy or seller somewhere in between there’s something there waiting for you that will Amaze Astound inform and Delight you there you go and it’s all absolutely free absolutely free donations you know we’ll take some donations I’m okay with that yeah no I’m kidding all right all right my friends that is all for today and we hope you have a wonderful rest of your day bye
