hello hello hello this is diana randall bro here coming at you from the the terrace out at the raven cafe one of our red places around town yes really cool vibe very nice but we’re not here to talk about the favorite cafe no we’re not what do you want to talk about my love we’re here to talk about downsizing downsizing we have a lot of people coming here from all over and they want to downsize so here’s my advice to you if you’re coming from a home three to five thousand square feet which we see a lot of yep and you think you know what i’m getting rid of everything and i’m starting over i only want 1500 feet i’m here to tell you that’s a mistake it’s not gonna work out it’s not gonna work out you really need if you’re truly downsizing start at two thousand yeah because it’s hard at least eighteen hundred yeah it’s hard to divest yourself of divest yourself of your belongings especially if you’ve lived in a house about 40 years or so which we see a lot of yeah it’s really hard to comb through that stuff and move into a new home and make it your place because you miss some of your familiar belongings yeah so i don’t know what it is about hutches in particular people want hutches i gotta take my my china hutch gotta do the hutch but here’s the thing measuring a lot of space for hutches that’s right if you go too small 14 or 1500 square feet you’re going to be miserable and especially for you married couples that are retired that is too much togetherness and too much under footness yeah you might end up separated and or divorced yeah because it’s a little too close for comfort so just keep in mind do about 2 000 square feet you’ll be fine you’ll make a wonderful adjustment you’ll be able to keep some of your favorite pieces and still have the comfort and feel of your old home but in a much more manageable livable space yep that being said there you go that being said that’s my two cents that’s your two cents my two cents is if you’re going to downsize a lot of times what we hear is we want to downsize we want to downsize one’s someplace small so we show them a place that’s small the first thing they say is well i’m not going to be able to fit all my stuff in here that’s right you may have to get rid of some things yeah well here’s the idea if you’re downsizing you’re not going to bring all your stuff you’re going to bring a subset of your stuff correct i like that the smaller the subset the better uh one thing we will do is if you’re looking at a particular home we’ll go through and do a video i’ll i’ll intersperse an example so you see what we’re talking about where we actually uh put the dimensions like the length of a wall in the video so you can see the house and see how much space you have to see if your height is going to fit we’ll be glad to do that for you we do that all the time uh but my advice is if you want to downsize if you’re serious about it be open to losing the hutch don’t make it all about the hutch or whatever piece of furniture uh we’ll try to find you a space for it but you don’t want the house that you bought being driven by your old touch correct because there’s some great houses you’re missing out on just trying to fit your dining room table your dining room table or your hutch your life is going to change you significantly make the change yeah you got to jump in with it with both feet uh you don’t want to come here buy something and then have to sell it buy something else because it doesn’t get what you want to do exactly just don’t go too small but don’t bring everything with you it’s you gotta strike the dude though if you’re gonna make the move make the move embrace the change get rid of the old crap that’s right here oh hutch get rid of the old hatch i think hutch is a french word for crap yeah eat that much you don’t need that it’s all good the bureau come here yeah it’ll all be good and they’ll be good embrace the change yep where can they find you you can find me at prescottpicklelady.com or 713-302-1964 she’s the one and only press could pick a lady and she’ll be there wrecked or we sell basket yeah we’re looking to sell a home check out we sell press get done so cheers cheers to downsizing make it happen have a whole new life get rid of that old stuff that old history you don’t need smaller you have smaller lives smaller is good smaller is good all right cheers to that cheers to that oh you gotta hand me your glasses bye see you later have a great day bye

hello hello hello hey babes i am so psyched are you she’s also i’m psyched but i’m also you’re the pickle lady i i don’t know it’s nice to be you with the pic lady i know this is why we’re psyched i am diane bro this is randall bro we’re super psyched super excited because we are here out today on mount vernon a couple of days before this is spook central central prescott arizona halloweentown halloweentown prescott is amazing at halloween mainly because you come to this main drag on mount vernon which is filled with lovely lovely lovely um older homes some of the oldest homes uh since prescott was born yeah absolutely gorgeous a lot of them on the historic district um right this ghost is coming again oh my gosh but anyway um so what’s lovely here a great tradition the town has is all of the kids in prescott will collect here on mount vernon the police lock down the street they have it all lit up and they have all kinds of everyone who participates on the street will have great halloween decorations and about two thousand three thousand kids will just walk up and down both sides yeah it’s a lot of kids most of the uh most most of the neighborhoods don’t have enough kids to really do a real trick or treat right uh so they close down this old old-timey street and this is where all the kids come so the demographics are not do not bode well for a lot of little children so we collect them all that’s right and then maybe at the end some of the older people sacrifice them no we don’t i don’t remember children ever being sacrificed that’s a very dark chapter yeah a very dark turn i just made yeah forget i just said that that was for the old days i don’t think they do that anymore they don’t do that anymore they have gotten more current yeah with the time so we no longer sacrifice the young children to turn along you know the older generation’s life that’s a joke that’s totally a gym halloween joke no but because we do have a smaller demographic of kids they do come here it’s so lovely it’s so charming the street is just gorgeous filled with old trees i mean honestly it’s like mayberry it is it is it’s so nice and so a lot of the homes here will have big parties and all their friends will come and they have live music playing and yeah it’s just um something really nice it’s a pretty cool tradition it is and most of the uh the homeowners here go through a lot of trouble to decorate their homes uh for halloween and i’ll intersperse some of the so you’ll be seeing some of the scenes yeah what they do it’s so it’s just incredible it’s really really last night we came and we walked it and we filmed it at nighttime too so today you can see all the beautiful homes in the daytime and see how pretty there they are decorated and then you’ll see some nighttime shows yeah some night time shots too so something to keep in mind if you come here uh have the grandkids come for halloween especially if it’s on the weekend yeah and then you can take your grandkids or just come by yourself you don’t have to be a particular age no age requirement it’s just for anybody who thoroughly loves fall and loves the gorgeous halloween here that mount vernon has to offer it’s from here and you get some candy and sometimes some alcoholic fruits yeah sometimes sometimes those are the cool houses that’s right but anyway it’s a great time and it’s something you should experience it just reminds me of old times small town that’s right absolutely so anyway uh reach us if you need anything or if you want to know where mount vernon is it’s off of germany and uh maybe we’ll see you here but maybe so so if you need to reach me you can call me at 713-302-1964 you’ll see a link there to our prescient relocation center lots of great information about the community things you need to know if you’re thinking about or have already decided to come and join or if you’re interested in listing your home we sell prescott dot com or prescottpickleny.com you’ll see a link there to our seller uh our listing site so whether you’re buying or selling uh you can reach out to us please do that’s what we’re all about absolutely right yeah are you scared a little don’t be scared if i’m mostly scared of you protect you i will protect you all right calm yourself

hello hello hello good afternoon wow good morning whenever you’re watching this yeah that’s true it could be a totally different time of day for you wherever you are got all our halloween decorations outside our house here including the haunted bunny there he is yeah yeah we’re into halloween yeah a little bit it’s our favorite thing yeah we like that we really miss it yes there’s our dog bark there’s our dog park she doesn’t like her when we film no she likes to be part of the action i think i just don’t know but anyway uh so we are here today to talk about something that is actually something we’re taught uh when you become a realtor yep and they drill it in your head time and time and time again and what is that mister bro what is the time time time is that the essence time is of the essence time is money so and money is of the essence so time is of the essence that’s right yes and so actually part of the contract so if you if you put an offer yeah it’s actually you have to agree time is of the essence but even still a lot of times people don’t think it is but it is it is of the essence it’s very important and we kind of want to talk about this because we run across this periodically and it’s always kind of a heartbreaker for us when it does happen we’ve had many many clients and they come in and they either aren’t quite ready like they don’t have their paperwork in place they forgot to get their prequal they forgot to bring their um bank statement that shows they have the cash to pay for this house etc so they come in they’re all excited they see a house they want and sometimes they’re just not decisive yeah now everything’s ready to go but well let us think about it a little bit let me think about it a day or two and what we see happen all the time and it just it kills us is because we know it’s the right house for you and we we can hustle and get that contract out as fast as we can you will not wait for us you won’t wait for us we we are ready willing we’ve done them at eleven o’clock at night yeah we’ve had people call you can we put the offer in now hell yes yeah absolutely we’re going to make it happen for you but here’s the thing if you don’t have the correct paperwork or you don’t have your ducks in a row that’s a delay um if you say well i want to be cautious about this and think about it a day or two suddenly somebody else comes along and puts an offer in uh you can’t time this is not a hard sell we’re not trying to pressure you we’re not trying to create time pressure that that’s not there no what we’re trying to do is to tell you we have seen it time and time again time is of the essence a house can be on the market for months for months it is this is very true this is a very strange phenomenon it’s like some real estate weirdo stuff that goes on a house can sit there for five months all of a sudden you’ll have one person who’s like i think i’m going to put an offer in and then it’s like some pheromone goes out into the universe like vibrations yes yeah and then everybody’s like suddenly i think i want that house too and so then very rarely but occasionally we’ll get into two or three offers coming in at one time it just happened to us and it just happened the house was on the market for five months and uh within the course of a couple of days suddenly everyone wanted that same house and suddenly we had three offers on the table the woman who bought the house ended up paying way above she went over asking to get it not that much we don’t do the california stuff yeah nothing like california nothing like that but still but even still like a day or two earlier she would have walked away less than list and uh you know they just waited a couple of days and a couple of days were enough that uh whatever it is howdy neighbor here there comes our neighbor but yeah so just just enough for the vibrations to get out there and suddenly everyone wants that same house it’s just actually it’s crazy it’s crazy so well part of it is that if there’s a good listing agent a good listing agent will uh um try to do that you know they will call people who’ve expressed interest in the past and say well looks like we’re going to have an offer and then suddenly the that person is two right uh so it’s not all uh woo woo you know spirits or everything there are some mechanics at work here but uh even when the listing agent doesn’t i i gotta say i’m not a real you know creepy pee-pee person but uh i don’t know if it’s because we’re close to sedona i don’t know but we have seen it time again and again when when someone uh shows interest in a house even it’s if it’s all of a sudden it’s like the hot girl on campus and every guy’s trying to throw his cap in and uh and win the house so here’s our advice to you sit forward there you go i’m losing you you’re not losing me i haven’t moved at all okay all right anyway here’s the deal now i have sunshine on my face so now i’m gonna back up there you go all right so here’s the deal if you see a house okay now you’re annoying me yeah i know here’s the deal if you see a house you really like make sure you have all your paperwork your everything’s ready to go we’re going to get that offering quickly don’t sit and talk about it for a day or two because sometimes that’s all it takes for somebody else to grab your house or if you if you’re gonna need to do that then we need to keep our cards really close to the vest like don’t go back for a second viewing you know until you’ve had time to think about it because when you go back for a second viewing the lister knows that you’re interested suddenly the vibrations are out that’s right the other thing to keep in mind in mind too is as soon as you go under agreement guess what happens inspection you got 10 days you got 10 days to think about it some more and all of that so if you can get it under contract and do your head scratching during the inspection period uh then you you’re not at risk for having other offers come in and for the most part if during the inspection period you change your mind or you know you find something you don’t like or whatever that’s what the inspection period is for and you will walk and you will take your earnest money so so use that nothing hurts our heart more than when we see somebody who’s absolutely in love with a house and it’s happened to us about four or five times yeah and they lose out the four fights in the last either because they just weren’t quite ready they didn’t have their paperwork ready they they or they waited too long let me think about it a couple of days those couple of days can be you not getting the house of your dreams or paying a lot more than you otherwise won’t absolutely so keep that in mind when you’re ready be committed be don’t overthink sometimes you can overthink overthink overthink you need to trust us as your agents if we tell you um this house will definitely appraise don’t worry you’re not overpaying or you’re under trust us we know the market here and we are here to guide you we’re not going to steer you wrong use your inspection period yes use it to your advantage absolutely so keep that in mind be ready we’re ready for you we’ll get the offering as fast as we can and get you on to the next chapter here in prescott that’s what we’re here for that’s what we’re here for and we promise you you will appraise we promise you it will go smoothly yeah you just have to uh it doesn’t appraise guess what you walk that’s that’s very true appraisal contingency is if you’re afraid that it won’t appraise well if it doesn’t appraise you’ll be able to take your earnest money and leave that’s exactly right that’s a very good point that is a very good point too so anyway just some little tidbits for you because we want to make everybody happy we want to close the deal we want to start you on the next chapter of living here in prescott which is an awesome awesome place to live so don’t which shaken my fellow friendly pickle peeps what happened to hello hello four hello hello hello yeah that’s what gets me going hello hello that’s a little disturbing [Laughter] and very very sad yeah i know all right she’s the preschool pickle lady my name is randall bro we are real estate agents here in prescott arizona and uh we are at the plaza bandstand on the square that’s right underneath this beautiful bandstand yeah you can kind of see up with the yeah there you go it’s really coming at you and right behind us is whiskey row so we thought we’d say a few words about the infamous whiskey row that’s right yes press gets answered to bourbon street well yeah a little bit not quite but uh one block of it anyway one half block right yeah so yeah if you come here we have a lot of friends who like to honky tonk as we call it that’s their favorite thing to do they come down here and uh enjoy all the music that whiskey row has to offer have a couple of drinks dance honky tonk and then head home and sleep it up go home at nine no i’m kidding no actually uh uh whiskey road is open kind of late so uh one of the few places that is openly and there’s not a whole lot around so they can make lots of noise yeah and nobody complains and so this is a good time to kind of come and have some fun some of our favorite places here there’s uh the bistros over there there’s a whole bunch of honky tonk bars down here just a lot of fun and really really good music i mean you would be surprised i mean it’s for people think we’re such a small town we’ve got some really good musicians yeah we do we do they have uh sort of alternative jazz they have traditional plastic rock and country western and the whole thing it’s just a lot of fun a lot of dancing a lot of you know you can kind of let your hair down here absolutely and have a good time so if you’re looking at honky tonk and you love music and you want to have a nice time this is the place to come place to come man safe yeah absolutely safe totally safe yeah totally fun yeah get a bunch of friends have a couple of beers do some line dancing yeah i don’t know i like these i like blind bags yeah it can well especially they have a lot of beers the more drinks i have the better the line dancing i can never remember the routine well i don’t i don’t care if i don’t care i just want to have fun i’m just like oh we turning right i turn left that’s cool that’s cool everybody embraces you accepts you yeah i guess so but anyway just wanted to tell you if you’re big into music and and you think is that small town is that going to have some culture some things for me to do yes yeah well amazing amazing music here and you’ve been known from time to time you head out that’s right caused a little trouble possibly trouble i wouldn’t i wouldn’t say that cause a little trouble fall asleep at the table and they get mad at me that’s more like it yeah but anyway i hope that you come and visit prescott and enjoy all the fun that uh whiskey row has yeah absolutely waiting for you fun is just waiting for you absolutely all right have a good evening and we hope to see you here in prescott yeah except you got to tell them where to find oh yes i forgot that’s very important you can reach me at 713 3 or mr oddly enough you can find the preschool pickle lady at prescopiclady.com relocation center that’s pretty cool stuff check it out get some good information yeah we’d love to meet you come on bye yeah take care have a good night bye

hello hello hello we’re heaps this is randall and diambra that’s uh your local hopefully favorite realtors yeah we should be by now i hope yeah we sure try hard we’re working we’re working this is your uh we’re your preschool pickled peeps yeah this is the preschool lady with me here that’s right along with our other our other pickled lady part of our pickle lady brigade janice erickson that’s right not drinking this uh for this episode it’s too early in the morning it’s too early in the morning yeah too early in the morning so we thought what a beautiful day let’s go down to the square so here we are here we are uh we’re actually kind of by the platform i wanted you to see they come here sometimes to play summer pops so this whole square the symphony will come and play and everybody brings their lawn chairs yeah yeah evidently we’re sitting on kind of like like a stage or something here i don’t know there’s some statues behind us and the statue back there oh cowboy got a good shot of that horse’s butt it’s awesome awesome bud anyway so it’s just one of the many little fun time summer activities they have here a lot of people like to come to the square and see that yeah but we’re really here to talk to you about kind of early to bed early it’s bad early to rise right so a little known fact about randall and i we used to be major major night owls night owls yeah we’re both from new orleans i used to pick when we were dating i used to pick her up at like 9 30. yeah you know that would be out till three in the morning not anymore not anymore and i think it has something to do you’ll find a lot of people here it’s like let’s meet for dinner sounds great let’s go what time are we going i’ll meet you at 4 30 or 5. centers early at first i was like i’m too young for this because i’ll tell you what i think it’s because we’re in the mile high city i don’t know i don’t know if it’s the altitude or i don’t know but people like to go to bed early here and get up early in the morning and i we were never that way our total body chemistry has totally changed so now i embrace i’m like oh hell yeah 4 30 for dinner sounds perfect and in bed at eight even better yeah right absolutely it’s kind of whack-a-doodle yeah but i don’t know if it’s the clean crisp air that i’m breathing or that it’s the higher altitude um i don’t know but i’m okay with it yeah you just i’m now a morning person i don’t know what happened to me today i woke up it’s like 3 30 in the morning yeah and i’m like i think i’ll get some work done because i’m up i if you had told me that i would be that way there would be some place on the earth that would make me that way i would have laughed at you because i used this when i was a kid i’d sleep until three in the afternoon i know who would have ever thought yeah so people who know us way back in the day are like we didn’t want to call too early and i’m like it’s perfectly fine i’m up i’m up with i’m up with the roosters yeah guys not necessarily a function of getting older i think in part it’s just a function to come in a preschool i think it’s just so if you want to stay a night out well you might want to reconsider because your body clock will totally change when you yeah you won’t have a try i mean i didn’t do it by choice it just kind of happened i mean if you while you’re in the process of transition there there are places that do stay open uh and they’re all over here it’s uh whiskey road you see over there and that’s where all the the late night stuff is going on they’re usually open to two or three in the morning so if you want to do that you can uh but we would suggest to you that you probably won’t yeah over time you probably start getting up early in the morning with us so exactly we’ll see you for breakfast just exactly great breakfast here all over great great brunches that you can go have so just when you pass on that little tidbit your body clock might change yeah with the higher altitude yeah but you’ll still love it here they’ll still love it and you’ll still enjoy the pops here in the summer when they come play in the square so anyway where can they find your first plastic good afternoon all my friends out there fellow people people pizza pickle that’s correct i am diane and this is randy i’m randall yes and we’re in prescott arizona where your realtors hate you that’s right we picked the ladies that’s right we are here this afternoon in the square of downtown preston and find this pretty fountain isn’t it nice yeah i love it it kind of reminds me back home of new orleans yeah new orleans absolutely um but anyway we thought we would show you uh an area that’s really popular here uh a lot of um people who retire here love to restore old cars and this is where they like to show up and this is where they’re on the square it’s really cool so you’ll drive around and you’ll see all kinds of beautifully restored yeah yeah parked all around yeah those shut down like you see the traffic behind us here they’ll they’ll shut down a block or two and uh park all the cars just the other uh other day i was passing through here and they had a uh mg show yeah uh something girl murphy garage i forget what mg stands for but uh i couldn’t even type yeah but i mean it’s all so they had uh cars from the 20s the 30s all the way up to uh pretty recent cars a lot of cars from the 50s just gorgeous and so uh all the all the car nerds were uh talking about you know pistons and i don’t know suspension what are you talking about i don’t know we don’t know we don’t know we don’t know much about cars no we don’t but it is cool to see some fully restored model t yeah um yeah beautiful just beautiful and uh yeah you’ll see people drive just driving around town oh yeah with old vintage cars uh and then from time to time they’ll do a show here around the square and uh typically they’re they devote it to one particular kind of car so like that they have a corvette one and you know some hot rods and they’ll do moderates and yeah so if you are a car aficionado i did that i said that really well yeah you have a fisheye your cards or an affinity there you go there you go for restoring old cars and that’s your hobby you have found the town to come and retire too why are you just thinking about getting into it man it’s a good place to start so you can meet other people you guys can talk your nerd talk about restoring cars i don’t know but it’s really cool huge community of car restorers i’m sure they have a fancier name for themselves but i don’t know but it’s a great place to do it i guess because of the weather the the weather’s not hard on cars right so you restore it it kind of stays restored so you know our zone is big a lot of a lot of people are storing cars here but if that’s your hobby and you’re like well where can i wash up this is a good place to watch it you’ll meet some cool people you guys can share ideas show off your hot rods show off your beautifully restored cars right here in the square and just be able to lock it together it’s okay embrace it and breathe through it it’s cool it’s cool you deserve the right to do that you’ve retired yep you can do whatever you want now absolutely that’s what i that’s what i think i’m waiting for that point in my life it hasn’t come yet but i’m hoping yeah i’m hoping maybe it will and then i can do what i want last much you can find me at 713-302-1964 have a relocation center there lots of information and uh we got comps on houses all kinds of cool stuff absolutely check it out check it out come to the square see this beautiful fountain come check out the old cars if you’re lucky enough to drive by they might be all parked out there and you can check it out can you get some free pictures oh yes get some free tickets i’ll have some pickles ready for you absolutely all right have a great day talk to you soon bye

hello hello hello hey pete hello randall bro how are you i am good how are you governor i’m doing okay governor hat on yeah that’s right well good morning good morning i am diane breaux and this is my better half randall grove here in the beautiful square of downtown prescott yeah uh we are in august but we’re wearing our winter garb drinking coffee here yeah because we wanted to explain to some of you who think i can’t move to arizona it’s too hot yeah it’s desert yeah it’s broiling you are wrong you are wrong there are some sections as in phoenix and tempe that yeah has that terrible 120 115 yeah crazy weather but we’ve done the summer challenge man we’re dressing up for winter weather that’s right in our summer challenge in august summer challenge here in the square of recipe rescue the downtown square right by the courthouse so you can’t you can’t do this in phoenix no if you did this in phoenix or las vegas in august you’d burst into flames you’re right yeah so we decided let’s put our coats on so people who who just think arizona is too hot to move to we want to show you it’s not especially here in prescott we have four true seasons so here we are august 29th uh it’s 8 o’clock in the morning we are in full winter gear not even breaking the sweat not even breaking news it’s a lovely split 70 degrees right now yeah i made 75 sometimes early in the morning it’s about 8 a.m but it will get a little hotter later on today but it’s that much hotter yeah no it’s not yeah so here we are in in arizona and crossfit as well yeah yeah and it’s just not what you think when you think of arizona we have just the perfect perfect weather even our summers aren’t that hot nope right our winters are great our fall is even better yeah absolutely and spring is just lovely yeah so when you’re thinking i don’t want to move to arizona too hot too arid to this to that look at all the greenery around us just not we’re not not here in prescott no not at all it’s the perfect four seasons absolutely so we’ll do a winter challenge too yeah i don’t know how much how many clothes we can take off oh yeah nobody wants to see that but yeah i won’t be in a bathing suit yeah like you said nobody would want yeah yeah i work in the region my love you can reach me at 713-302-1964 or find us online at prescottpicklelady.com you’ll find a link there to our prescott relocation center lots of good information about prescott and moving here and making a new life for yourself so come to prescott don’t think about vegas and phoenix and and florida and all that too hot yeah you can’t bundle up in august there like we are absolutely come to prescott and enjoy beautiful living and great great weather all right have a good day bye
